I can't recall how many times I heard people telling me that they don't have time for the things they want to do and these words often come from parents with children. They might have a full time job, a part-time job, or even just a stay-at-home parent. But as soon as one has kids, things start to get out of control.
I ask that to myself as well, Are kids the real problem (because they create chaos every single day, just like the sun would rise every day?) Or are we just trying to shrug off the responsibility of having to work hard to yield results?
I think they are both true.
There are days in which I'm all tied up and cannot get a single thing done. Either one of the kids is sick, or get very agitated and cranky because they didn't get enough sleep, or each of them has different special school activities and I'd need to bring them to different places. I feel exhausted. And at the same time I feel sorry for my business.
People who have a full-time job and don't have kids wouldn't understand that makes it so much more demanding when you have kids. Let me tell you what. It's the mental burden that comes with being a parent. Parents always want to give their children the best, and they are always worried about their children's well-being. They take care of themselves last. It seems almost impossible for those who have a job and a family to find time to build a property business from scratch that will not come to fruition until years later. It is just not easy.
It's damn hard.

But if you have some knowledge in property investment, you must have heard of the word 'leverage'. You leverage someone else's money to fund your deals, be it the bank, the lender, or an angel investor; or you leverage someone else's expertise. We have learned to leverage different resources in this business. Have you every thought about leveraging your time by having someone do the legwork for you?
I don't mean that you need to hire a full-time assistant to do the viewings and maintenance for you. How about having someone to help you arrange for the viewings and maintenance for you. How about having someone to help you arrange for the viewings, follow up with agents, even doing some accounting work and uploading receipts? All of this can be done by a part-time virtual assistant (VA).
If you are like me, being a mother of four kids is so much fun that you just don't want to spend the maximum two hours of serious work time you have per day to sort out where to upload the receipts on Xero, hiring someone who is an expert in their field can certainly help increase your productivity. Well-trained VA know how to do the administrative work and get the documents and mailbox organised. Now I can spend the precious two hours to craft my offer for a property negotiation or work on an investment proposal.
My VAs have helped me to free up so much time and mind that I've even created a business about it. If you still haven't got a VA working for your business, you haven't mastered the word "leveraging" enough.
